  • Shifting Negotiation Landscape: Buyers have more room to negotiate, with homes under $1 million selling for 98.3% of the list price (down from 98.6% last year) and homes over $1 million selling for 95.4% (down from 96.4%). This translates to larger discounts for buyers compared to the previous year.
  • Luxury Market Resilience: The luxury sector in Phoenix continues to demonstrate strength, with numerous listings over $10 million in May 2025, fueled by high-earning households migrating to the area. The median sales price of luxury homes across Arizona reached $1.8 million in June 2023, a 12.5% increase year-over-year. North Scottsdale and Biltmore Phoenix were considered somewhat competitive in the luxury market in Q3 2023.
